    Terms of Service

    Last updated: October 12, 2026

    These Terms of Service (“Terms”) apply to cleaning services provided by Express Ultra Cleaning Services LLC (“we”, “us” or “our”) and to your use of expressultracleaning.com. By requesting a quote, booking or receiving a service, you agree to these Terms.

    1. Our services and service area

    We provide residential and commercial cleaning, including regular, deep, move-in/move-out, post-construction, upholstery and sofa, and office cleaning, in Brooklyn and Manhattan, New York. We may decline a request outside our service area, or work we cannot perform safely or reasonably.

    Professional supplies and equipment are included in every price. Eco-friendly or hypoallergenic products are available on request at no extra cost. Using your own products does not change the price.

    2. Quotes and prices

    Prices on our website are “starting from” prices. Your final price is confirmed after a free quote and depends on the size and condition of your space, the service, the number of bathrooms and any extras you choose.

    If the space, its condition or the work requested differs significantly from what was described when you requested the quote, we may adjust the price. We will tell you before starting the additional work.

    3. Booking and minimum

    Requesting a quote online does not book an appointment. A booking is confirmed when we agree on the date and time with you by phone, text message or email.

    $160 for one-time residential bookings. Hourly bookings have a $165 minimum (3 hours × 1 cleaner).

    4. Cancellation and rescheduling

    Free up to 48 hours before your appointment. 24–48 hours before: $40 fee. Under 24 hours, or if we can't get in (lockout / no access): 50% of the booking (minimum $80). Recurring plans have no long-term contract; give 7 days' notice to pause or cancel.

    If we need to reschedule because of severe weather, illness or other circumstances beyond our control, we will contact you as early as possible and no fee will apply.

    5. Access, parking and pets

    Please make sure we can get into your home or office at the scheduled time, for example by being there, leaving a key with the doorman or sharing access instructions, and tell us about building rules such as service entrances or elevator reservations. If we cannot get in, the lockout terms in the cancellation policy apply.

    If there is no street parking near your building (common in Manhattan), paid parking is added to the bill. We provide a certificate of insurance (COI) for doorman and managed buildings on request.

    Please tell us about pets when you request a quote and keep any pet that may be anxious or aggressive secured during the visit. Running water, electricity and adequate lighting must be available. For safety, we may decline to handle biohazards, mold, pest infestations, very heavy items or work at heights.

    6. Payment

    We accept credit/debit cards, Zelle, Venmo, ACH, and cash. Recurring clients are typically auto-charged after each visit; one-time clients pay on completion or via invoice.

    7. Satisfaction and re-cleans

    If we missed something, tell us within 24 hours and we'll come back to re-clean those areas for free.

    To request a re-clean, contact us by phone, text message or email and include photos if you can. A re-clean covers the areas that were missed during the original visit.

    8. Recurring plans

    No long-term contract: give 7 days' notice to pause or cancel. If your home hasn't been professionally cleaned recently, the first visit is billed at the deep-cleaning rate (or the regular price plus $50).

    Recurring discounts apply while your plan is active.

    9. Damage and liability

    We take care with your home and belongings. If you believe something was damaged during a visit, tell us within 24 hours, with photos, so we can review it. If we are responsible, we will, at our option, repair the item, arrange its repair, or reimburse the reasonable cost of repair or replacement, taking its age and condition into account.

    We are not responsible for:

    • pre-existing damage, wear or defects;
    • items that were fragile, unsecured or improperly installed;
    • damage caused by products or equipment you ask us to use;
    • cash, jewelry, documents or other valuables left out (please put them away before the visit);
    • results limited by the condition of a surface, such as permanent stains.

    To the extent permitted by law, our total liability for any claim related to a service is limited to the amount you paid for that service, and we are not liable for indirect or consequential damages.

    10. Our cleaners

    Our cleaners are recruited, trained and scheduled by us. While you use our services and for 12 months after your last visit, please do not hire a cleaner who was introduced to you through us, directly or through another company, without our written consent.

    11. Our website and chat assistant

    Website content is for general information and may change. The chat assistant is automated and can make mistakes; prices, availability and policies are confirmed only by our team. Please do not misuse the website, for example by submitting false requests, scraping it automatically or interfering with its operation. Our handling of personal information is described in our Privacy Policy.

    12. Governing law

    These Terms are governed by the laws of the State of New York, without regard to its conflict-of-laws rules. Any dispute will be resolved in the state or federal courts located in New York City, and you and we consent to their jurisdiction.

    13. Changes to these Terms

    We may update these Terms from time to time. The “Last updated” date at the top of this page shows when they last changed. The Terms in effect when you book apply to that booking.
